Ringsby Realty Corporation is pleased to announce the completed sale of a 17,080 square foot commercial industrial property at 13030 CR 20, Fort Lupton, Colorado, in unincorporated Weld County.

The property, zoned USR-Commercial and situated on 3.32 acres, consists of two buildings and offers excellent frontage and visibility along Highway 85 — providing strong exposure for both owner-users and investors along one of Northern Colorado’s most active commercial corridors. The property sold for $3,145,000.

The buyer, 1720 Balsam, LLC, plans to continue operating the site in a similar capacity as its current use as an auto dealership. The seller, T and M Truck and Auto LLC, was represented by Jake Cook and Tom Myers of Ringsby Realty Corporation, along with Michael Dente of Keller Williams Preferred Realty. Erik Caffee of Waypoint Real Estate represented the buyer.

“Industrial demand in Weld County remains strong, driven by transportation access, business-friendly zoning, and limited supply of quality mid-size industrial buildings,” said Jake Cook and Tom Myers of Ringsby Realty Corporation. “This Highway 85 corridor property is a prime example of the type of well-located, versatile commercial industrial asset that continues to attract strong buyer interest across Northern Colorado.”
