Ringsby Realty Corporation is pleased to announce the completed sublease of a 33,252 square foot heavy industrial facility at 5120 Boyd Lake Ave., Loveland, CO 80538, in the Fort Collins/Loveland submarket of Northern Colorado.

BCS Fabrication, a fabricator of pedestrian bridges, subleased the property to L&L Fabrication, a manufacturer of oil and gas materials. The Fort Collins/Loveland industrial submarket continues to see strong demand for heavy manufacturing space, particularly facilities equipped with specialized infrastructure that is increasingly difficult to source in Northern Colorado.

The property offers a rare combination of heavy industrial features including two 10-ton bridge cranes, four oversized drive-in doors, an external dock, and a rail spur. Cole VanMeveren of Cushman & Wakefield represented the subtenant in the transaction.

“This was a natural match — L&L Fabrication needed heavy industrial infrastructure that’s nearly impossible to find in the Fort Collins/Loveland submarket, and BCS Fabrication’s space checked every box,” said Jake Cook and Tom Myers of Ringsby Realty Corporation. “With two 10-ton bridge cranes, rail access, and oversized drive-in doors already in place, L&L can hit the ground running.”
